The offer is signed and the start date is set, but you still don't know which neighborhood you want to live in. That is how most relocations begin. You need somewhere that works from the first night: a real bed, a desk with a strong connection, laundry with no coins, and a bill your employer or relocation package can pay without a stack of receipts. The Grayson Extended Stays is built for that first month, and for however many months follow it.
We are a family-owned bed and breakfast with extended stays in the Cascade foothills on Highway 2, serving Redmond, Bellevue, Kirkland, Bothell, Everett and Woodinville. Hosts Mark and Mariam Zinn run it themselves. This page is written for IT professionals and other employees relocating to the Eastside or the Everett corridor, and for the HR teams and relocation coordinators who place them.
Land first, decide where to live later
Many relocating guests follow the same pattern. They book 30 days to scout, extend month to month while they look, and send for family once the house closes. The stay renews one month at a time, so nobody has to guess a move-in date up front.
- Fully furnished from the first night. Nothing to buy, nothing to move in, and nothing to sell again when the assignment ends.
- One bill covers everything. Utilities, Starlink Wi-Fi and streaming are included, so there are no accounts to open and close.
- Packages accepted. Amazon, UPS, FedEx and DHL deliveries are received ahead of your arrival and set in your suite. Letter mail is not forwarded.
- The rest can wait in storage. Some guests pack the rest of their things into a storage pod and leave it there until the new place is ready.
Miles to the Eastside and Everett
Driving miles from our door, by road, to the cities and campuses relocating professionals ask about most:
- Woodinville: 10 miles
- Bothell: 17 miles
- Redmond: 19 miles
- Everett: 19 miles
- Microsoft Redmond campus: 19.8 miles
- Kirkland: 22.7 miles
- Bellevue and Amazon Bellevue: 25.3 miles
- Boeing Everett: 25.5 miles
- Amazon's Seattle headquarters: 32 miles
The way to the Eastside is a back-road route, not a freeway one. Novelty Hill Road runs out of Duvall, 8 miles from us, onto Avondale Road and into Redmond. One road over, Woodinville-Duvall Road runs through Cottage Lake and over Hollywood Hill into Woodinville. Boeing Everett is a counter-commute northwest to the main flight line. Check your own route on the Commute Checker.
A workday that works
- A desk and a printer. A dedicated work desk with copier and printer access, and a Traveler's Office with paper and office supplies.
- A strong connection. Dual Starlink for the house.
- Work anywhere on the grounds. The garden, the decks or the living rooms. Voice calls are taken on the decks, in the gardens or in your suite, so the gathering rooms stay quiet.
- Sleep that resets you. Every suite has the Created Comfort Sleep system, its own thermostat and a ceiling fan, and select suites have blackout drapery. The West Side quiet wing sits away from the kitchen and laundry, and quiet hours run 10 PM to 6 AM.
- A kitchen for warm-ups or real cooking. Many tech guests eat at a work cafeteria and only need to reheat at home, and the upstairs kitchenette is made for that. The Chef's Kitchen has an island, a gas range and double ovens for the nights you want to cook. Grocery-app orders are received and put away for your return.
- Space that is yours. Your own labeled shelf in the refrigerator, a cabinet in the kitchen and a drawer in the bathroom, each carrying your suite's name.
- Laundry with no coins. A high-capacity smart washer and dryer, free on extended stays, soap provided. Weekly housekeeping includes a sheet change.
If you would rather not think about dinner or laundry while you learn a new job, The Grayson Lodging + M&IE adds breakfast at the hour you name, as early as 5 AM, a second daily meal, laundry washed, dried and folded, and housekeeping on your schedule.
Billing your employer or relocation package will accept
- Tax free at 30 nights or more. Extended stay lodging of 30 nights or more carries no lodging tax. Stays under 30 nights carry 9.9% lodging tax, and weekly stays are not tax free. Food and services are taxed at 7.9%.
- Billed month to month. The first month's payment is collected up front, and then the stay is billed each month and fully renewable.
- No deposit and no credit check. There is no first, last or security deposit, so there is nothing to unwind when the assignment closes.
- Direct billing. We invoice the employer or relocation company directly, take a company card, or you can self-pay and expense it.
- One itemized folio every month. One all-inclusive bill, so the expense report writes itself.
- Rotation contracts welcome. If your company rotates people through, rooms go by the month, the names can change, and the rate stays locked for the contract, on one invoice.
An early departure is not refunded, so the month you are in is the month you pay for, and you never owe for a month you haven't started. If your closing date might come early, tell us when you inquire. The employer or relocation company can sign the lodging license agreement on the employee's behalf, and the same goes for rotation crews.
When the family follows
Every family sleeps differently. Some squeeze into one suite, some want a room each, and teens sometimes bunk together. Multiple rooms are available, so nobody is split up. Inquire if we can accommodate your group's size.
- Room for children. The Cedar family suite has a queen and two built-in twins and sleeps four. Mini cribs and pack-and-plays are free.
- Three ground-floor suites. The Olympic, Cascade and Pike have zero stairs and a ramp to the door.
- Bring the dog. Sixty days with the dog is an ordinary term here. On extended stays, the Pet Fee, $150* a month per suite, and the optional Pet Concierge are included in your quote, and the Olympic suite opens onto a fully fenced, off-leash yard.
- Extra guests. Guests beyond two in a suite are $15.75* a night.
*Prices subject to change.
Coming out for a house-hunting trip first?
A shorter scouting trip books as B&B nights, with breakfast every morning. This season's weeknight rates start at $150* a suite, and a stay of 7 nights or more gets an automatic weekly price break. Stays under 30 nights carry 9.9% lodging tax. Nightly stays book online at Plan & Reserve, and anything 30 nights or longer is quoted by hand.
*Prices subject to change.
Arrival and the practical details
- A real welcome. Every guest is greeted in person and handed the room key, with a local area guide. There are no lockboxes. Name an arrival hour between 4 and 9 PM.
- Flying in. Paine Field in Everett is the closest airport, and Sea-Tac also serves the area.
- Parking. Free, dedicated, off-street parking.
- A calm house. Indoors is 100% smoke-free and vape-free. The Grayson does not serve alcohol, though guests may bring their own.

Request your relocation dates
Send us your start date, how long you expect to stay, who is coming, any pets, and how the stay will be billed, and we will come back the same business day with one all-inclusive quote. The inquiry form accepts an employer letter as an attachment, and identification is never stored. If the online calendar shows nothing open for your dates, please don't read that as a no. Send them anyway.
