The Grayson's Morning Harvest & Hearth

Our garden-to-table experience — meals tailored just for you.

Why Here

We are not the destination. We are how you reach all of them.

The foot of the Cascades, Seattle under an hour, and everything worth driving to in between.

Sitting at the foot of the Cascades, with Seattle less than an hour out, we are genuinely the hub of everything fun in this corner of the state. That is the part people work out on their second visit and wish they had known on the first.

Snohomish weddings. Woodinville wine. The Cascade Loop. Local artisan shops, local bistros and the historical hubs, two miles down the road. Skiing in either direction. Hiking, biking, kayaking, gold panning, orca watching.

None of it is why you come to us, and all of it is why you stay with us. The draw here is not the destination — it is the easy travel and the proximity to everything you actually came out to do.

Arrival

Your stay starts the night you arrive.

Not the next morning.

Some guests drop the suitcase and head straight back out to dinner or whatever they came for. Some drop it and dive into the bed. Both are exactly right.

You Set the Tone. We Meet You Where You Are.

Some people want to talk. Some want directions and a recommendation. Some want to be left entirely alone until morning, and that is a perfectly good answer too.

You set the tone and we meet what you need. Nobody here is going to perform hospitality at you when what you actually want is your shoes off and a door closed.

The Rundown at the Door — So Nothing Is a Puzzle Later

I greet you myself and walk you through it properly: the upper living room, the kitchenettes, where the Estate-Infused Botanical Water is with the ice and the cups and the Keurig, how the digital entertainment works, fresh towels and where the used ones go, where your toiletries live, and where to store any food you have brought.

Then we talk about the things that actually matter to your stay — dietary needs, what time you would like to eat, what you genuinely enjoy. Anything you are wondering about, ask it right there and it is answered before you have unpacked.

If You Forgot It, We Have Almost Certainly Got It

Here for an event and something is not right at the last minute? There is a sewing kit, a clothing iron and board, and a steamer.

Forgot your toothbrush? Covered. The bathroom is already stocked with our salon shampoo, conditioner and body wash, so there is nothing to go out and buy at nine at night.

The point is that you relax instead of running last-minute errands. That is the whole difference between arriving somewhere and settling into it.

Then Go and Meet the Grounds

The firepit. The outdoor eating. The decks. Walk it in the evening light while it is quiet, and by morning the place already feels like somewhere you know rather than somewhere you booked.

Then the Best Part — Created Comfort Sleep

Our Created Comfort sleep mattresses are the reason so many guests mention the night before they mention the breakfast. Nothing left on your list, nothing to sort out in the morning — just a door closed and a bed that does the rest.

You wake when your body is ready, to the smell of the kitchen already working.

Awakening to the Senses

After a deep, restoring night’s rest wrapped in the custom comfort of our Created Comfort sleep🛏️ THE STAY & SLEEP EXPERIENCE

What is The Grayson known for?
Every guest suite is curated around our signature Engineered Sleep environment. Rest on a 12-to-14-inch premium gel-filled memory foam mattress paired with a 4-inch luxury plush pillow topper and an adjustable heated mattress pad, all wrapped in high-thread-count boutique bedding. The overall layout feels peaceful, organized, and intentionally elevated for modern travelers seeking maximum comfort and physical relaxation.

Can I control the temperature in my room?
Yes, enjoy precise command over your absolute comfort! All guest quarters feature full central heating and air conditioning, supplemented by independent thermal heating plates paired with dedicated, in-room thermostats. Ceiling fans provide a crisp breeze for hot sleepers, while heated mattress pads and granular thermal settings offer a cozy sanctuary for those who prefer targeted warmth.

Is the property quiet and designed for deep relaxation?
Absolutely. Guest rooms are intentionally situated on the quietest West Side of the property, structurally shielded from the active footprints of the main kitchen and guest laundry areas. We have engineered the entire environment to foster a calm, retreat-style experience where rest is the absolute priority.

Can I choose between a blackout room or natural light?
Yes! We explicitly cater to those who prefer to stay synchronized with Nature's Rhythm. For early risers and sun-seekers, we offer bright, airy rooms positioned intentionally to catch the natural morning light. For shift-workers or those requiring deep recovery, select rooms feature industrial-grade blackout curtains.

What tech & Wi-Fi features are included?
Each room balances high-performance technology with deep-relaxation amenities. Enjoy fast-charging bedside alarm clocks with Bluetooth connectivity, complimentary enterprise-grade Starlink satellite Wi-Fi, and large flat-screen TVs equipped with Roku streaming architecture and Dish Network.
mattresses, your morning begins naturally. You are awoken by the incredible aromas wafting directly from the kitchen—a delicious preview of your personalized morning meal.

We take pride in a seasonal garden-to-table philosophy. Throughout all seasons, our dishes feature organic, locally sourced ingredients whenever possible. The rich scents filling the air are a testament to this: freshly brewed coffee, warm golden biscuits, and premium meats—including sizzling bacon and savory country sausage—that are exclusively pasture-raised, antibiotic and hormone-free, and humanely raised on trusted local farms.

As you emerge, you are greeted with a fresh cup of our signature house-blend coffee and our chlorine- and fluoride-free Estate-Infused Botanical Water. Once you step out to the east side near the kitchen, you are welcomed by the sweet, fresh scents of the blooming garden. You'll hear the distant crow of our rooster greeting the new day, with chickens in the distance scurrying about.

While your breakfast is being expertly prepared, the morning is yours to enjoy exactly as you wish. You can choose to gather fresh items from the garden, relax and take in the wide-open spaces, or take a peaceful stroll around the grounds—perhaps tossing a handful of scratch out for the ducks and the rest of the flock.

Interactive Gather & Harvest

For those opting for a grounding, interactive experience, every guest is given a quaint harvest basket to wander our grounds and gather fresh garden ingredients straight from the soil. Take a trip to the coop to collect fresh, pasture-raised eggs from our chickens for your morning skillet. Thoughtfully designed with wide, accessible pathways, this joyful farm-to-table ritual is fully inclusive, inviting everyone to connect with the land and participate at their own pace.

After breakfast is prepared, the choice of where to dine or relax is entirely yours. We offer an array of stunning seating options to suit your morning mood: steal an intimate moment on our signature blue garden sofa, immerse yourself in the wider picturesque gardens, or tuck away in our upper private dining garden. Comfortably seating up to four, you can simply close the gate behind you and leave the rest of the world behind.

You might also prefer the expansive outdoor deck, our cozy upstairs breakfast nook, gathering indoors around our grand dining table, or, for a small $25 fee, having a beautifully arranged tray delivered directly to your suite for a classic breakfast in bed. These spaces are designed for both connection and quiet moments, offering solo travelers a beautiful place for reflection or the perfect sanctuary to curl up with a good book.

Ambient Firepit Oasis

As twilight falls, unwind at our Firepit Oasis to share stories beneath the starlit sky. Settle into a relaxing swing, completely unhurried, surrounded by the ambient light of the flickering fire. Feel free to bring a bottle of wine—it is the perfect setting for full-house guests to catch up and reconnect.

It’s also incredibly fun for everyone when the artisanal s'mores board comes out, offering a wonderful chance to mingle and meet new people. It is a magical, sensory experience where you can enjoy a warm beverage, watch the chickens and ducks put themselves to bed, and quietly keep a look out for gentle white-tailed deer roaming peacefully through the grounds as night falls.

The Full-House Brunch Experience

When you book a 4+ room block, our Garden-to-Table experience expands into a spectacular, complimentary Full-House Brunch. It is the perfect way to bring everyone together around the table to celebrate, connect, and feast. You may choose between an elegant dining buffet or a warm family-style service, hosted at our grand oversized dining table or beautifully set al fresco.

The Menu:
Expect a lavish spread featuring freshly brewed house coffee, our chlorine- and fluoride-free Estate-Infused Botanical Water, an assortment of fine teas, and sparkling water. The meal showcases both a savory masterpiece and a delightfully decadent dish, accompanied by fresh pastries, artisan breads, rich brownies, and yogurt parfaits beautifully layered with granola and topped with freshly picked berries—truly the works.

Expand Your Gathering

Bring them to you.

You are already here, and so are the friends and family you came out to see — scattered across half the county. Making the rounds one visit at a time eats the whole trip.

One Roof, One Long Unhurried Meal

Gather everybody in one place for a single relaxed, extended meal instead of three separate afternoons in three separate kitchens. Nobody is hosting, nobody is washing up, and you get to sit down with all of them at once.

Or Do It in the Evening — the Firepit Oasis and an Artisan S’mores Board

Bring your loved ones to you rather than seeing them one at a time. Out at the firepit oasis with an artisan s’mores board, an evening runs long in the best way and nobody leaves early because the next stop is across town.

The s’mores board is available to every guest, not only to groups — $150 for the experience, and complimentary when you take a five-suite block. It lives on the Beyond Breakfast — The Curated Herb & Hearthside Menu as the Oasis Fireside Experience, alongside the gathering boards and the charcuterie.

Private Group Blocks & Buyouts

Family Friendly:
We happily cater to families and provide highchairs, children’s dishes, and special utensils to ensure even our littlest, picky eaters feel completely at home.

Expand Your Gathering:
Want to invite local friends or extended family? The brunch experience can be expanded for your entire party at $45 per guest. For private groups not staying in a room block, this grand gathering place experience can be exclusively reserved for a minimum of 10 guests ($450). We will even carefully box up your leftovers so you can continue to enjoy the feast long after the table is cleared.

What Makes The Grayson Different

Pet-Friendly, Family-Friendly and Accessible — Serving the Redmond to Everett Loop, Issaquah to Arlington

Bring your suitcase. We have everything else.

Not a Hall. Not a Hilton. Whether you are here for one night or several months, your comfort is never compromised — simple comfort, real quiet, and a bed that does the rest. The same care meets our one-night B&B guests, our Extended Stays friends settling in for 30, 60, 90 days or more, a family or circle of friends taking Private Group Blocks & Buyouts, and a facilitator bringing a whole team for an Intensive Workshop Retreat. The dog, the kids, the grandparents and the diet are already thought about before you turn up the drive. Serving Redmond, Bellevue, Bothell, Kirkland, Everett, Woodinville, Snohomish, Duvall, Issaquah and Arlington.

Your Dog Comes Too — Fully Fenced, Off-Leash, No Apologies

We are proudly pet-friendly, and we mean the whole family. Our play yard is fully fenced and off-leash, so your dog can stretch out and burn off the drive without a lead and without a lecture.

Heading out for a human-only day? Our on-site Pet Concierge starts at $21 a day. That means you can day-trip the whole Cascade Loop without boarding your dog somewhere strange the night before, and without cutting the day short to get back.

Accessible Parking Beside the Ramp — Pull Up to the Porch and Unload

Drive right up to the front porch and unload your luggage at the door. No long walk across a lot with your arms full.

If you need accessible parking, loop around the circular drive and park directly beside the access ramp. Standard parking sits just to the east, near the flagpole.

True ADA Access — an ADA Restroom, an ADA Ramp, and a Deck Without a Single Step

ADA access here is not one box ticked on a listing. It is the actual specification:

You can get from your room to the garden and back without asking anybody for help. This was built to standard by somebody who worked to that standard, not retrofitted by somebody reading a checklist.

The under-lighting is not decoration. Waking somewhere unfamiliar in the middle of the night is exactly when people fall, and a softly lit path guides you where you are going without waking you all the way up.

None of it is accidental. The access was designed on purpose, and so was everything we keep for the children — the mini crib, the toys, the animals waiting to be fed in the morning. Both were intended.

A great many older travellers are still travelling, and they should not have to choose between going somewhere lovely and going somewhere they can move around in.

Traveling With Elderly Parents — A Cot in the Room, or a Room Each for Guest and Caregiver

We can set a cot in the room so a caregiver stays close through the night, or give the two of you a room each so everybody sleeps properly and nobody is on duty around the clock.

Tell us which arrangement suits before you arrive and it is ready when you walk in.

Traveling With a Specialty Diet? Tell Us, and It Is Handled.

Dietary needs are one of the hardest parts of travelling, and most lodging leaves you to solve it alone at a petrol-station shelf. Send us your requirements — allergies, intolerances, a specialist diet, whatever the list is — and your meals are cooked around them.

No negotiating with a server. No settling for the one thing on the menu you are able to eat.

On-Site Laundry — No Coins, No Hunting for Quarters

Anybody who has travelled with children knows how fast the bag turns. A day at the beach and everything is sandy, salty and wet.

Our laundry is on site and it is yours to use. Nobody is feeding coins into a machine in a strip-mall laundromat while the rest of the holiday happens without them.

Traveling with Little Ones — Mini Crib, Toddler Toys, and a Yard to Run In

We keep a mini crib and toddler toys on hand, so you are not packing half a nursery into the car or hunting down a rental once you arrive.

Outside there is room to run, and animals to meet.

Collect the Eggs, Pick the Garden, Feed the Rabbits and Chickens

Children are welcome to collect the eggs, pick from the garden, pet the bunnies, feed the rabbits and chickens, and watch them scurry. It is the part of the stay they talk about afterward.

Breakfast, Your Way — Delightfully Indulgent or Ridiculously Nutrient-Dense

Tell us which morning you are having. Delightfully indulgent, or ridiculously nutrient-dense. Both are wonderful choices and there is no wrong answer — some guests take one on Saturday and the other on Sunday.

Either way it is locally sourced, organic, garden to table and seasonal. That is not a slogan; it is simply what is ready in the garden that week.

Room Service and Meals Made to Your Preferences — Or Order In and Stay Put

Breakfast is only where it starts. Beyond Breakfast — The Curated Herb & Hearthside Menu is our specialty-meal service, cooked to your preferences and brought to you, whether that is a tray at your door or a table set properly.

Prefer to handle it yourself? Guests drop an app, have the groceries delivered, and put steaks on the grill. Either way deliveries get white-glove treatment — received, carried in and set where you want them.

And when guests want nothing at all except to stay exactly where they are, they order takeout in rather than get back in the car. That is the compliment we take most seriously — people book somewhere to sleep and then decide they would rather not leave it.

Not a Chain. Not Off the Highway. A Private House on a Quiet Road.

The Grayson is a private house on N High Rock Road, up the hill and off the highway. It is owner-run, and the pride of ownership shows in every room — a small-business promise no chain is able to make.

It feels off the grid and secure, and it is two miles from local artisan shops, local bistros and the historical hubs. Guests notice the difference the moment they turn up the drive.

Already Checked In Somewhere Else? Message Us.

It happens more often than you would think. Someone checks into a property, decides it is not going to work for them, and reaches out to us from the car park.

If that is your night, open the chat window on this page, or send us an inquiry. We will tell you straight away what we have open.

Who Stays Here

Who Books The Grayson

Getaways, event weekends, visiting professionals, and the guests your own house cannot quite hold.

Getaways — Romantic Escapes and Reunions with Old Friends

This is the first reason people book. A romantic getaway where the morning is unhurried, a Woodinville wine weekend, or a gathering of old friends who want somewhere to actually talk rather than shout over a restaurant.

Lodging for Local Events — Ren Faire, the Fairgrounds, the Speedway, Remlinger Farms

Event-based stays are some of our best weekends. Guests come for the Washington Midsummer Renaissance Faire, the Evergreen State Fairgrounds, the Speedway, Remlinger Farms and a day tasting through Woodinville wine country — and want somewhere to land afterward that is not a room off the highway.

Summer Fun Through Winter Ski Trips — and Staycations Close to Home

We sit at roughly equal distance from Snoqualmie and Stevens, so a ski weekend works in either direction without choosing a side. Add the Cascade Loop, hiking and biking, gold panning, kayaking and orca watching, and you have eco-tourism you will not find anywhere but the Pacific Northwest.

Day-Trip the Cascade Loop — Without Seattle or Leavenworth Room Rates

This is the part most visitors work out too late. Base yourself here and the whole loop is a day trip: drive out, spend the day, come back to your own room and a breakfast made to your preferences. You see the same country without paying Seattle or Leavenworth lodging prices for the privilege of sleeping in it.

And when you simply want the break without the airport, a staycation here is close to home and nothing like home.

Attending a Wedding Nearby? One or Two Nights, Not a Block.

A large share of our guests are here for somebody else’s wedding — one couple, one or two nights, in for the weekend and out again. You do not need to organise a block or coordinate with anybody. Book your own room, sleep well, and arrive rested rather than road-worn.

We work alongside the wedding venues across Snohomish, Woodinville, Duvall and the Eastside rather than against them. They host the day. We handle the night.

Guest Speakers and Visiting Professionals — Fly In, Stay the Week

We often host someone flown in to teach or speak for the week, then flown back out. Meals, mornings and logistics are handled so the week is spent on the work.

Wellness Stays and Job-Scouting Trips

Some guests come to reset. Others come to look at a city before they commit to it — scouting a role, a neighborhood, a commute — and want a real base rather than a hotel corridor.

Giving Your Out-of-Town Guests and Family Members Space

Local families book The Grayson for their own visiting relatives and out-of-town guests, rather than folding everybody into one house. Close enough to spend the whole day together, far enough that nobody is stepping over anybody at seven in the morning.

Everyone keeps their space, and everyone keeps their good mood.

A Real Suite for Visiting Grandparents, Not a Cot

Grandparents should not be folded onto a sofa bed. Put them somewhere with a proper bed, a private bathroom and a breakfast made to their preferences. It reads as a treat, because it is one.

Make It Yours

Turn Your Stay Into a Destination Staycation

Tell us your vision. We will do our best to help you make it special.

Day Trips Out, and Somewhere Worth Coming Back To

Build the days around the stay rather than the other way round. Read the Guide to PNW Adventures for what is worth the drive, and Featured LOCAL EVENTS for what is actually on while you are here.

Add-Ons, and the Things We Will Set Up Before You Arrive

We can make it romantic, or we can make it family-friendly. It is the same care either way — the difference is only what you tell us you are hoping for.

Just let us know your vision, and we will do our best to help you make it special.

Before You Book

If the calendar shows nothing, we are probably still open.

If the calendar comes back empty, please do not read that as a no. Our booking system can only offer a stay it is able to hold in one room for every single night. We can accommodate your stay by offering more than one room, or by splitting your stay between suites.

So if your dates show nothing, open the chat window on this page or send us an inquiry. It is very often available.

Where to Next

The rest of The Grayson.

This page is the bed and breakfast — single bookings, mornings, and the run of the place. If you are here for something else, it lives on its own page.
