I greet you myself and walk you through it properly: the upper living room, the kitchenettes, where the Estate-Infused Botanical Water is with the ice and the cups and the Keurig, how the digital entertainment works, fresh towels and where the used ones go, where your toiletries live, and where to store any food you have brought.

Then we talk about the things that actually matter to your stay — dietary needs, what time you would like to eat, what you genuinely enjoy. Anything you are wondering about, ask it right there and it is answered before you have unpacked.

Here for an event and something is not right at the last minute? There is a sewing kit, a clothing iron and board, and a steamer.

Forgot your toothbrush? Covered. The bathroom is already stocked with our salon shampoo, conditioner and body wash, so there is nothing to go out and buy at nine at night.

We take pride in a seasonal garden-to-table philosophy. Throughout all seasons, our dishes feature organic, locally sourced ingredients whenever possible. The rich scents filling the air are a testament to this: freshly brewed coffee, warm golden biscuits, and premium meats—including sizzling bacon and savory country sausage—that are exclusively pasture-raised, antibiotic and hormone-free, and humanely raised on trusted local farms.

Thoughtfully designed with wide, accessible pathways, this joyful farm-to-table ritual is fully inclusive, inviting everyone to connect with the land and participate at their own pace.

After breakfast is prepared, the choice of where to dine or relax is entirely yours. We offer an array of stunning seating options to suit your morning mood: steal an intimate moment on our signature blue garden sofa, immerse yourself in the wider picturesque gardens, or tuck away in our upper private dining garden. Comfortably seating up to four, you can simply close the gate behind you and leave the rest of the world behind.

You might also prefer the expansive outdoor deck, our cozy upstairs breakfast nook, gathering indoors around our grand dining table, or, for a small $25 fee, having a beautifully arranged tray delivered directly to your suite for a classic breakfast in bed. Accessible Parking Beside the Ramp — Pull Up to the Porch and Unload

Drive right up to the front porch and unload your luggage at the door. No long walk across a lot with your arms full.

If you need accessible parking, loop around the circular drive and park directly beside the access ramp. Standard parking sits just to the east, near the flagpole.

True ADA Access — an ADA Restroom, an ADA Ramp, and a Deck Without a Single Step

ADA access here is not one box ticked on a listing. It is the actual specification:

The restroom is ADA.
The wheelchair ramp is ADA.
Bedroom doors are wide.
Toilets are taller.
Counters are lower.
Under-lighting throughout, to guide you and reduce falls when you wake somewhere unfamiliar.
No-step access to the gardens, with wide paths.
A deck with no steps at all.

You can get from your room to the garden and back without asking anybody for help. This was built to standard by somebody who worked to that standard, not retrofitted by somebody reading a checklist.

The under-lighting is not decoration. Waking somewhere unfamiliar in the middle of the night is exactly when people fall, and a softly lit path guides you where you are going without waking you all the way up.

None of it is accidental. The access was designed on purpose, and so was everything we keep for the children — the mini crib, the toys, the animals waiting to be fed in the morning. Both were intended.

A great many older travellers are still travelling, and they should not have to choose between going somewhere lovely and going somewhere they can move around in.

Prefer to handle it yourself? Guests drop an app, have the groceries delivered, and put steaks on the grill. Either way deliveries get white-glove treatment — received, carried in and set where you want them.

Summer Fun Through Winter Ski Trips — and Staycations Close to Home

We sit at roughly equal distance from Snoqualmie and Stevens, so a ski weekend works in either direction without choosing a side. Add the Cascade Loop, hiking and biking, gold panning, kayaking and orca watching, and you have eco-tourism you will not find anywhere but the Pacific Northwest.

This is the part most visitors work out too late. Base yourself here and the whole loop is a day trip: drive out, spend the day, come back to your own room and a breakfast made to your preferences. Harmony & Sustainability

Our property operates on a mindful, zero-waste philosophy. Kitchen scraps feed our chickens and rabbits, compostable coffee pods enrich our soil, and single-use plastics have been eliminated in favor of elegant, refillable amenities. We exclusively use fragrance-free laundry products, organic cleaners, and adhere to strict recycling practices.

Outside, we work directly with nature. We utilize compost, maintain dedicated mason bee houses, plant native flower mixes for hummingbirds, and intentionally allow dandelions to bloom freely to nourish bees early in the season. The gardens are maintained using efficient root-drip irrigation. Fresh produce and free-range eggs go to local food banks, to support the people who have supported us.

What time is check-in and check-out at The Grayson B&B?

Check-in is 4:00 to 8:00 PM and check-out is 11:00 AM. Breakfast is served 9:00 to 11:00 AM; an Early Riser breakfast from 5:00 to 8:30 AM is available for $15. Late check-out to 1:00 PM comes complimentary with midweek buyouts and five-suite blocks.

Is The Grayson a pet-friendly bed and breakfast serving Redmond, Kirkland and Everett?

Yes. Dogs are welcome, and the Olympic suite opens onto a fully fenced, off-leash yard through its own private entrance. A $75 pet fee applies to a B&B stay, and a Pet Concierge service is available at $21 per day for guests heading into Seattle or out to events.

Which suites are ADA accessible?

Two separate ADA restrooms serve the three ground-floor suites — Cascade, Pike and Olympic. The entrance has a ramp, bedroom doors are wide, counters are lower, toilets are taller, and the deck and garden paths are step-free.

The calendar shows nothing for my dates. Are you full?

Not necessarily. Our booking system can only offer a stay it can hold in one suite for every night. We are not limited that way — send us your dates and we will arrange them across the house so your party stays together.

Serving others is in my bones — it’s my worth, in a way. I started serving seniors in a nursing home as a teenager, and their achievements, their stories, their grit earned my deepest respect. The backbone of it — service, community, pride, commitment — came from my parents: my father, a proud Vietnam veteran, and my mother, who served the City of Monroe from 1979 to 1995 as a reserve officer and in code enforcement. I was raised to respect those who serve, who protect, who shape and mold.

I’m an entrepreneur, and the thread through everything I’ve built is administrative compliance — running businesses inside regulated worlds, and staying inside scope while the rules keep changing. Long before hospitality, I held positions of public trust: child-welfare visitation supervision and family preservation, contracted through DCYF and DSHS. I wrote and won a grant to teach a free fathers’ parenting class across Snohomish County — because fathers matter. I’m a retired healthcare professional, and in my EMT years I manned American Red Cross emergency shelters — the work that later grew into the Sky Valley Disaster Relief Foundation, which I direct today. I served on the board of the East County Senior Center.

I started The Grayson in 2012 with extended stays, developed the bed & breakfast in 2014, and built it pillar by pillar — intentional by design, never by accident. I partner in The Grayson Salon & Spa, hold a current Washington notary commission, and belong to two chambers of commerce.

Our gardens and free-range hens give more than we can use, so the rest goes to seniors in the Sultan area on fixed incomes — that generation took care of us, so we take care of them. And we honor heroes and saints — those who serve, who protect, who shape and mold the next generation — with a standing welcome and a discount.

At home, I’m married thirty years to Mark — a patient man who backs my big ideas and lets me run with them — while raising an encore family (one in college, one in high school, and a preschooler who keeps it all interesting) and caring for my aging mother.
