We offer flexible room blocks and custom whole-property buyouts ideal for multi-generational gatherings and celebrations. Designed with true inclusivity in mind, our main floor features full ADA accommodations — including wider doorways, step-in showers with grab bars, and accessible, no-step garden pathways — so no one is left behind. From mini-cribs for the littlest ones to ramp access for our honored silver-haired guests, we provide a safe, comfortable, and pet-friendly haven for your entire family.

Nostalgic Reconnections
Under one roof is connections and reconnections, reminiscing and sometimes nostalgia. That is the true heart of The Grayson.
The best part is never the first hello. It is the third cup of coffee, still in your robe at ten in the morning, with someone you have not seen in years — and the conversation you never finished picking up exactly where it stopped.
Nobody drove back to a hotel at nine o'clock. Nobody is watching the clock to beat the traffic home. The coffee bar has been on since six, the kids are already outside, and the only thing on the schedule is whatever somebody feels like doing next.
The years in between just fall away.
And some of it starts with strangers. At a wedding block, the bride's side and the groom's side arrive as two separate families, polite at opposite ends of the table. Three days under one roof — the same coffee at six, the same firepit after dark, the same slow breakfast with everybody talking over everybody — and they leave as one family.
It was never really about the room.

Unrushed. Nobody has to gather everyone up and get them to a restaurant just to have breakfast together. No commute, no traffic jam, no half the day burned to sit down for a thirty-minute lunch. You are already in the same place.
Linger a while. No one is in a hurry. Coffee at ten while the little ones are still in pajamas, a conversation nobody has to cut short, a second helping and a third story.
Nobody drives back to a hotel at nine o'clock and misses the part everyone talks about afterward.

Three or four generations, one property, one week of actually being together. The cousins find each other on day one, the grandparents never have to drive anywhere, and the people who only see each other at funerals get four ordinary mornings instead.
Your out-of-town guests, the bridal party, and the family who flew in — housed together a short drive to the venues across Woodinville, Snohomish, Redmond and Duvall. They arrive as two sides and leave as one.
Thanksgiving, Christmas, New Year — or the version you hold in January when everyone can actually travel. The tree is up and the table is set before you arrive, and for once you are a guest at your own holiday.
The people you picked. A long table, a full kitchen, somebody's playlist, and nobody looking at the clock because there is no drive home.
Seventy years, fifty years, thirty. The whole guest list under one roof for two nights instead of two hours in a rented room, and the photos happen in the gardens instead of a hotel ballroom.
Small on purpose. We stage the whole thing — petals, candles, flowers, the table — and clear it after, so the people it is for get to be in it instead of running it.
The send-off that deserves more than a restaurant back room. Family in from out of state, the guest of honour never touching a dish, and a firepit evening where people actually say the things they came to say.
Bike clubs, golf tournaments, car clubs, running and cycling groups — the whole roster under one roof the night before and the morning after. Free parking with a circular drive and room for the whole caravan, an Early Riser breakfast when there is a start time to make, and a firepit for the retelling afterward. Minutes from the Evergreen State Fairgrounds and the Speedway.
When family flies in on short notice, they need somewhere to be together — not just rooms and a sterile lobby. We hold the whole house, handle the meals, and keep the coffee on. Nobody hosts anything. People arrive, and the house takes care of the rest.
The Estate
This is the part people try to describe afterward and cannot. You wake up somewhere, and everyone you love is already downstairs. Nobody had to be driven anywhere. The whole day is just — available.
One property, and a different place to be in every hour of it.
Your day is not booked into slots. There is no seating time to make, nobody waiting for you to be finished, nothing being tidied around you while you are still talking.
It goes from the first cup of coffee in the morning all the way through to overnight — and some nights it goes on at the firepit into the wee hours, because nobody told you to stop.
No rush. No fuss. Simply your own rhythm.
The Heart of the Property
As afternoon shifts to twilight, this side of the property flows into our signature firepit oasis, complete with relaxing porch swings crafted for deep storytelling and dynamic stargazing.
This is where the catching up actually happens. S'mores, something to eat, a glass of wine, and the stories that only come out after dark with people you have not seen in a long, long time. A propane system gives a quick, relaxing ambiance without the fire danger or smoke — keeping the mountain air completely clear.

By then somebody is hungry, and there is only one table big enough for all of you.
Cooking and sharing meals is how we celebrate. The grand dining table is where the group breaks bread together — family-style spreads inside, or an al fresco meal on the garden patio when the weather cooperates.

When the evening winds down, the upper living room becomes movie night with theater-style snacks — the place the cousins end up while the adults linger downstairs.
A place to just hang out. Stay up late, turn the movie on, talk as loud as you want — you are not going to disturb anybody.

Eventually somebody wants the quiet. The house was built so they can have it without anyone else giving up the noise.
We engineered the architecture for decompression. The property features a distinct West Side Quiet Zone — a structurally shielded wing dedicated entirely to absolute, uninterrupted rest, isolated from the daily hum of the main house. It is where the early risers and the light sleepers actually sleep.
The east side is the heartbeat — the kitchen, the coffee, the garden door, the rooster at dawn, everybody talking at once. The west side is the opposite on purpose. One group, one house, two speeds: nobody has to choose between being in the middle of it and getting a real night's sleep.

And in the morning it starts again, outside this time.
A play area and wide open spaces, so nobody is shushing anyone or worrying about the family in the next room. The teenagers get their connectivity — the estate runs dual high-speed Starlink — and the little ones get grass, gardens and animals.

Room to run, no one to disturb
The grounds are fenced, so the little ones can run and the dogs can be dogs without one adult permanently posted at the driveway. The Olympic opens through French doors straight onto a fully fenced, unleashed dog area — no hallway, no lobby, no lead.
Past the lawn there are private countryside trails with uncompromised mountain views, wide enough to walk the whole group out and back together.

Great for photo opportunities. The gardens, the firepit at twilight, the deck, the trees along the trails — there is a backdrop in every direction, so the group photo everyone actually keeps happens right here, without loading anybody into a car to go find a nice spot.
Bring a photographer, or just bring a phone. The light does most of the work.

All day the house is full in the best possible way. Somebody is cooking, somebody is out at the firepit, the kids have not come inside since breakfast. Then it gets late, and you go to your own room, and the door shuts, and the noise is somewhere else.
The suites were never an afterthought to the gathering — they are the other half of it. Hand-crafted real-wood furniture. Beds made up the way you would make your own, on our Curated Comfort Sleep System, with the temperature set where you like it. Garden views. Walk-in closets. Bathrooms with room to move.
Nobody draws the short straw and takes a pull-out couch. Nobody sleeps in a room with the coats. Everyone gets a real bed and a door that closes, and in the morning everyone comes back down.
Together all day, because you chose it. Alone at night, because you have your own room.

Built So Everyone Gets In
Accessibility here is not a single ramp bolted on at the entrance. It is how the whole property was laid out, because we travel with our own elders and our own grandkids.
Ramp access to the house — not a portable threshold plate brought out on request. The entertainment deck has no steps at all, so a wheelchair rolls straight out to the gathering space. Nobody watches the evening from a doorway.

The kitchen was designed for wheelchair access, so the family member who has always cooked can still be in the kitchen with everyone else. The dining room was left wide open on purpose — a chair moves in anywhere at the table, and nobody gets parked in the corner.

Smooth, wide, no-step garden pathways with the space to turn a chair around, so the whole group walks the grounds together. Upstairs is upstairs, but the main floor is fully ADA — wider doorways and step-in showers with grab bars, on the level where your group actually lives.

Getting Everyone Here
Half the stress of a group trip is the logistics. We took that part off the table.
Parking is free, always, and there is real room for it — a circular drive with limo and bus access, space for sprinter vans, and parking for up to twelve autos. If one person wants to rent a van and collect the whole family from the airport, go ahead. We are close to Paine Field and to Sea-Tac.
Nobody is coordinating six rental cars, and nobody is paying a garage.

You won't find any sterile, chain-hotel vibes here. Instead, every space is filled with real, hand-picked furniture chosen for beauty, function, and absolute comfort. From the in-room digital entertainment and multifunction clocks to our comfort sleep systems, every detail is intentional. We created spaces that are cozy and luxurious without ever feeling stiff — a truly comfortable retreat that you simply won't want to leave.

Good Shepherds
Our deep love of nature and animals is woven into the very fabric of The Grayson. We share this property with our chickens, rabbits, dogs, and cats, who all play a role in grounding us and bringing life to the grounds. For us, raising our “Encore family” here is about teaching and living with deep responsibility. It is about taking care of the land, respecting the wildlife that passes through, and striving every day to be good shepherds of the environment and the creatures that call it home.

Our property operates on a mindful, zero-waste philosophy. Kitchen scraps feed our chickens and rabbits, compostable coffee pods enrich our soil, and single-use plastics have been eliminated in favor of elegant, refillable amenities. We exclusively use fragrance-free laundry products, organic cleaners, and adhere to strict recycling practices.
Outside, we work directly with nature. We utilize compost, maintain dedicated mason bee houses, plant native flower mixes for hummingbirds, and intentionally allow dandelions to bloom freely to nourish bees early in the season. The gardens are maintained using efficient root-drip irrigation. We believe in sharing our abundance, regularly donating our fresh produce and pasture-raised eggs to local food banks to support the healthy community that has supported us.

Pet-friendly throughout, so the family dog is part of the holiday rather than a boarding problem. Our own dogs and cats live here; yours will not be the first to sleep by the firepit.
Pet Concierge. When the group has a day planned where pets cannot come — a winery, a day trip, a long afternoon out — your dog does not sit alone in a room. Our Pet Concierge takes care of them here while you are gone.

Meet our three gentle giants in their specialized walk-in enclosure. We provide crisp, fresh garden greens so you can experience the rare joy of hand-feeding and petting these massive, docile creatures right here on the estate grounds.

Guests are invited to participate in our daily morning egg collecting to gather fresh eggs that can be handed straight over to our culinary team and cooked right into your custom breakfast spread.

Experience the true “thrill of the pick.” Feel free to wander our beautifully laid-out beds to select seasonal items, fresh vegetables, or harvest aromatic herbs to be used directly in your morning meal prep. Every guest is given a quaint harvest basket, and the paths were built wide and smooth so three generations can work the soil side by side.
Older kids can join a “Cook with the Chef” session and turn what they picked into their favorite Grayson dish.

Roaming Deer
Experience the wonder of the natural world up close by coming to observe local wildlife. Visitors have the chance to witness the graceful movement of white-tailed deer, the occasional buck, and sometimes fawns, especially at dusk or dawn right up to the decks.
Interacting with the serene environment and observing these beautiful creatures provides a memorable escape from daily life.

We provide the perfect, distraction-free environment to gather, but exactly how you use it is up to you — we set the venue, and you set the tone. We regularly serve as the premier basecamp for Woodinville and Snohomish VIP wedding blocks, Stevens Pass ski basecamps, Evergreen State Fairgrounds gatherings, and Remlinger Farm concerts. Your guests stay together, breakfast together, and travel to the day as one group.
We sit a short drive to the wedding venues across Woodinville, Snohomish, Redmond and Duvall, so your guest list is close to the day without being stacked in a hotel out on the highway.
And a block here gives your people the one thing the wedding day itself never can: time. The day is a schedule — photos, dinner, dancing, goodbye. Nobody actually gets to know anybody. Here they get two mornings and two evenings with the same faces, the same coffee bar and the same firepit. The connections that are supposed to happen at a wedding finally have somewhere to happen.

We strive to match your travel itinerary. Our customized garden-to-table breakfast service is offered daily between 9:00 AM and 11:00 AM.
However, if your schedule requires an earlier start, we are happy to accommodate your plans. For all guests, we offer a beautiful Early Riser Breakfast for a small $15 fee. Enjoy a light, elegant morning spread prepared and ready for you before you head out for the day, ensuring you start your morning perfectly fueled without feeling rushed.

Food dropped at the door gets staged white-glove: platters, linens, presentation, the whole thing, so a delivery order lands on the table looking like it was made here.
Bringing your own caterer? They are welcome to use the facility for staging and service. Our kitchen stays ours. Private event staging is part of what we do — an engagement party, a baby reveal, a milestone dinner, set and served without you lifting a tray.

An exclusive, shareable feast served Banquet and “Breaking Bread” style in the main dining room — or al fresco in the garden when the weather gives it to us. Our Chef's Kitchen crafts garden-to-table meals from organic, locally sourced ingredients, and the property runs on pure well water, free of chlorine and fluoride. Specialty diets are welcome, including vegan, vegetarian, dairy-free, gluten-free and nut-free.
Every meal is served the way your group wants it — family style, buffet style, or al fresco on the decks. We proudly craft our menus without seed oils, relying entirely on pure organic, locally sourced ingredients, house-baked goodness, and estate-grown botanicals. Every spread is mindfully curated — handpicked at the peak of ripeness and optimally chilled.
Expect a lavish spread featuring freshly brewed house coffee, fruit-infused waters, Estate-Infused Botanical Water from the Grayson property well, an assortment of fine teas, and sparkling water. The meal showcases both a savory masterpiece and a delightfully decadent dish, accompanied by fresh pastries, artisan breads, rich brownies, and yogurt parfaits beautifully layered with granola and topped with freshly picked berries — truly the works.

Want to invite local friends or extended family? The brunch experience can be expanded for your entire party at $45 per guest. For private groups not staying in a room block, this grand gathering place experience can be exclusively reserved for a minimum of 10 guests ($450). We will even carefully box up your leftovers so you can continue to enjoy the feast long after the table is cleared.

Every suite carries the same Deep Relaxing Comfort System — a fourteen-inch gel-filled mattress under a four-inch extra-plush topper, crisp organic sheets, a guest-controlled heated mattress pad, and its own heat tile and ceiling fan, so every person in your party controls their own comfort no matter what the rest of the house is doing.
For the smallest travellers: a mini crib or pack & play at no charge, toddler supplies, and board games. Every person staying is counted as a guest regardless of age.

Yes. The Grayson is lodging for the wedding party and guests — the event itself happens at your venue, and we are minutes from Gray Bridge and the Snohomish venues. Blocks and full buyouts are quoted by hand, and we answer the same day.
A buyout gives your group the whole house on a three-day, two-night minimum package. Pricing is per person per night, low season to peak, and midweek buyouts include a complimentary 1:00 PM late check-out. Request a quote and we confirm the same day.
Yes — $15.75 per person per night beyond two, regardless of age. Suites sleep two to four: Cedar takes four, Baker three, and Cascade, Shasta, Olympic and Pike two each.
