The Grayson

A Curated B&B, Intensive Workshop Retreat & Extended Stays serving the Seattle Eastside and Puget Sound

Intensive Workshop Retreat

Professional Host · Lodging · Meals · Workshop · On-Property Downtime

Teaching is what you do.
Hosting is what we do.

We send your attendees a digital welcome packet with instructions — arrival, parking, room assignment — and ask dietary preferences, allergies, and comfort questions. This allows them to be prepared, ask questions, and for us to be ready to greet them in the most personable way.

They arrive already known — and you are the one who thought of it.

One · Stay

Everyone Stays. No One Wastes Time Driving Back and Forth, Fighting Traffic and Losing Valuable Time.

The whole group under one roof for the length of the retreat — the difference between a seminar people attend and an immersion people are inside of.

Staying under one roof instantly dismantles corporate walls. Waking up to the same coffee aromas and sharing a morning routine creates an organic, humanizing community before the work even begins.

You never lose the energy of the room to restaurant wait times or logistical hiccups — the momentum, and the group, stay entirely within the boundaries of the estate.

Not a Hall. Not a Hilton.

We are an intimate venue with the utmost privacy and exclusivity — you will not run into anyone you know here. A small, private, boutique space created for smaller groups that want full-immersion workshops and want to get the most out of their retreat.

When people aren't rushing out the door to beat traffic or splitting off to find their own lunch, a profound psychological shift happens. Staying under one roof turns a standard, transactional seminar into a cohesive ecosystem.

Everything sits on one property — lodging, the Focus Workshop, the Chef's Kitchen, and the gardens. No shuttles, no second venue, no one lost between sessions. Independent Starlink keeps presentations and hybrid attendees running at full speed. Fly-in attendees land at Paine Field, far closer than Sea-Tac, and drive the reverse commute out of Seattle traffic instead of into it.

We take care of everything facilitators are looking for, and we work in the background, so your guests' retreat experience is truly transformational.

It is the whole experience, not just a class.

Configuration

Who Sleeps Where

Six named suites. Reserve the ones your group actually needs — three, four, five, or the full house.

Suite Configuration & Room Assignments
The Olympic — ground floor, pet suite

First choice for dog lovers. French doors open straight from the room onto the entertainment deck and a fully fenced, unleashed dog area — no hallway, no lobby, no lead. There is also a private separate entrance, so a late arrival or an early departure disturbs nobody, including you. The bathroom is the other surprise: a spa-style room with a standalone shower and a two-person jetted tub, alongside a wheelchair-accessible ADA restroom. Zero stairs from the drive to the bed.

  • 1 Queen · sleeps 2 adults, room for littles
  • Zero stairs · ADA restroom
  • Fenced off-leash area
The Cascade — ground floor, garden view

Light, bright, and built for mobility. Looks out over the garden through a bay window and opens onto its own private patio. Inside: an antique queen bed, hand-crafted real-wood furniture, a spacious walk-in closet, and an ADA-compliant restroom. The layout is deliberately seamless — wide, uninterrupted, nothing to navigate around.

  • 1 Queen, antique · sleeps 2 adults, room for littles
  • Zero stairs · ADA restroom
  • Private patio, garden view
The Pike — ground floor, no stairs anywhere

The quiet ground-floor garden-view suite with a walk-in ADA restroom. Queen bed, private seating, and the same comfort system as every other room. If someone in the party simply cannot do stairs and does not need anything else in particular, this is the one.

  • 1 Queen · sleeps 2 adults, room for littles
  • Zero stairs · walk-in ADA restroom
The Cedar Family — the one that holds everybody

A garden-view family suite with a queen bed plus two twins — the largest sleeping arrangement on the property, and the room families and bridal parties ask for by name. A queen air mattress is available when the count runs over.

  • 1 Queen + 2 Twin · sleeps 4 adults, room for littles
  • Queen air mattress available
The Baker — upper floor, the productivity suite

Sun-drenched, and set up to get things done. The room that gets the light, and the one long-stay guests keep coming back to. Queen bed plus a futon, a real work area, and enough sun that you forget it rains here.

  • 1 Queen + futon · sleeps 3 adults, room for littles
  • Best for extended stays and remote work
The Shasta — carpet-free, allergy-friendly

The quiet upper-floor retreat with hard flooring and no carpet anywhere. That single decision is why it works for guests with allergies, and why it is the one room set up for pocket pets — rabbits, guinea pigs and other small caged companions that almost nowhere else will take. If you have been told no by every other place you called, call us.

  • 1 Queen · sleeps 2 adults, room for littles
  • Hard flooring, no carpet · pocket pets welcome
In every suite — the Deep Relaxing Comfort System
  • A fourteen-inch gel-filled mattress under a four-inch extra-plush topper, wrapped in crisp organic sheets.
  • A dedicated in-room heat tile, a guest-controlled heated mattress pad, and a ceiling fan paired with a whole-room exhaust, so you control your own comfort no matter what the rest of the house is doing.
  • Private seating for two, a flat-screen TV with streaming and DirecTV, a dedicated work and sitting area, and a premium bedside clock with wireless charging and soothing white noise.
  • A mini crib or pack & play at no charge, toddler supplies, and board games.
  • Available to every guest: twenty-four-hour access to the upper-level kitchenette, laundry with detergent, and free off-street parking.

What it looks like

Sample Itinerary — the 3-Day / 2-Night Basecamp Journey

Every element can be tailored to your vision, or you can hand us the whole thing.

Day One

Arrival, Connection & Evening Wind-Down

The Arrival & Welcome: Guests are individually greeted upon arrival and given a personal tour of the estate. While waiting for the rest of your group to settle in, enjoy a complimentary Signature Orchard & Garden Charcuterie Board paired with refreshing botanicals.

Check-In & Ice Breaker Mingle: Check-in runs 4–8 PM, so everyone has time to arrive and settle in. At 8 PM, the group gathers for a casual Ice Breaker Mingle — s'mores at the Firepit Oasis under the stars, or a Shareable Mixer in the Upper Living Area if weather doesn't cooperate.

Retreat to the Suites: Retire to your private suite engineered around our Curated Comfort Sleep System — featuring plush pillow-top mattresses, dual-zone climate controls, blackout drapery, and high-thread-count linens for deep, uninterrupted recovery.

Awakening to the Senses

After a deep, restoring night's rest wrapped in the custom comfort of our Curated Comfort Sleep System mattresses, your morning begins naturally. You are awoken by the incredible aromas wafting directly from the kitchen — a delicious preview of your personalized morning meal.

Day Two

Morning Awakening, Deep Focus & Local Exploration

Interactive Garden-to-Table Awakening: Wake up to the rich aroma of freshly brewed house-blend coffee and morning pastries coming alive in the kitchen.

  • Option A: Early Riser Express ($15/guest) — Parfaits, fresh orchard fruit, warm croissants, coffee, tea, and Estate-Infused Botanical Water.
  • Option B: Interactive Garden Experience — Step into the morning sun to gather fresh garden herbs and ingredients alongside our culinary team.

Mid-Day Productivity & Energy: Keep your session momentum high with custom lunch spreads served family-style at the grand dining table, curated boxed lunches for the Focus Workshop, or an al fresco lunch on the garden patio.

Afternoon Eco-Tourism or Downtime: Feel completely off-the-grid while remaining just two miles from local Snohomish/Monroe artisans, boutique shops, and eateries. Take an afternoon day trip to hike local trails, ski Stevens Pass, or explore nearby rivers and Woodinville Wine Country.

Evening Dining Choice:

  • Dine Local: Head out for a premier dinner at local favorites like Lewis & Main.
  • In-House Culinary: Let us stock the Viking Chef's Kitchen with fresh groceries for your own culinary prep, or let us handle the setup for an on-site al fresco BBQ feast.

For Full Estate Buyouts: this evening becomes the exclusive "Last Together Supper" Host Experience — alfresco at the Firepit Oasis if weather permits, or in the main dining room — a celebratory dinner where the whole group reflects on the stay together.

Friction-Free Decompression: End the night gathered back at the fire pit. Enjoy your favorite pours — we handle all the dishes, cleanup, and fireside maintenance so you can focus entirely on connecting.

Day Three

The Departure

Morning Refresh: Enjoy a quiet final morning with a light breakfast and barista-crafted lattes before your Extended Late Checkout at 1:00 PM.

Before anyone arrives

The Digital Welcome Packet

Once the reservation is made and the itinerary is solid, every guest gets a digital welcome packet from us — a virtual tour of their own suite, a little about the property, a few local facts, and their specific check-in instructions.

It keeps the buzz going in the weeks before, and it means nobody arrives with a question you have to stop and answer.

And the first note announcing where you are taking everyone — we will write that one for you. Send it out under your own name, or hand us the list and we will greet your group ourselves.

  • Curating your breakfast menu
  • Arrival & check-in
  • Driving directions to The Grayson
  • Parking instructions
  • Individual food allergies & food preferences
  • Specific accommodations needed — the thoughtful touches they will know came from you

It Starts with a Personal Warm Greeting

Every guest gets a personal warm greeting — a welcome tour and an opportunity to ask questions, addressed one by one, never rushed, so everyone can truly settle in. Arrivals run 4 to 8 PM, and that first evening is the mixer — a Signature Orchard & Garden Charcuterie Board comes out with botanicals, and people who have never met start talking over it.

That first table is doing real work. By the time the first session opens the next morning, the room is not full of strangers being introduced — it is full of people who already spoke last night.

Two · Learn

The Focus Workshop

Its own building, its own door, its own quiet — a garden path away from the house, so the session belongs to the session.

Because attendees aren’t battling transition fatigue — commuting, navigating a new city, checking into a separate hotel — they enter a productive flow state faster and sustain it longer.

A Room Built to Hold Attention

Complete physical isolation from the main estate gathering zones keeps your conversations strictly private and focus uninterrupted. Two dedicated egress points, drive-up access for heavy gear, and string lights along the stepping-stone path for sessions that run past dusk.

The room takes a masterclass layout, a roundtable, or gets cleared to the floor for easels and crafting. Food comes to the door, or the group walks up to the estate table.

Workshop days are not nights. Guests arrive one day and use the workshop the next, so the default is nights − 1. It is never bundled into a suite rate or a buyout — a separate rental, priced by suite count, not by season.

Say less — we already have

Discretion, In Writing

Some groups come here to work on things that are not public yet — a product, a reorganization, a vision the board has not seen, leadership conversations that deserve a closed door. That is normal here, not special handling.

NDAs are routinely accommodated — sign ours, or hand us yours. Staff discretion is absolute, the detached Focus Workshop keeps the session behind its own door on its own Starlink network, and with a full estate buyout the property line is your privacy line: your company team, retreat group, or private gathering can execute high-level work with total peace of mind.

Be the Visionary, Not the Event Planner

You bring the curriculum, we provide the canvas — you are the star, we are your backstage crew.

Frictionless Logistics & Culinary Staging

While you’re leading a deep-dive session, our team is quietly staging the afternoon charcuterie boards or prepping the evening bonfire.

Protecting Your Energy

We handle the background noise — meals, cleanup, space transitions — so you retain 100% of your energy to mentor, shine, and give your guests an absolutely smashing good time.

The Backstage Crew

Optional setup assistance and breakdown of the workshop keep the day flowing while you gather yourself, shifting from one thing to the next.

And when you need a little time to change gears, we can occupy your group with a hosted experience or a tour of the estate. A behind-the-scenes helper — the seams of your day never show, and the polish reads as yours.

Setup & breakdown — if you want the hand
  • Setting everything up is a big job. Let us give you a hand. We work with rental partners to bring in the seating, tables and staging your layout calls for, so the room is configured the way you asked before you walk in.
  • And after a full day of class, delegate the breakdown to Grayson staff — so you can stay with your group, go decompress in your suite, or join the unscripted fun.
  • Both are optional and guest-chosen, quoted separately, and kept as two independent services because groups often bring their own team to set up and then hire out the cleanup. There is no mandatory cleaning fee.

We Cater to the Whole Team

Even if your entire consulting group, mobile work crew, or workshop attendees aren’t sleeping on-site, the estate is built to host them for daytime sessions — the detached Focus Workshop runs on its own Starlink network for strategy sessions and presentations.

Optional: cater directly to your day guests with seamless door drop-offs and custom culinary grazing boards, so your team’s momentum stays high without anyone leaving the grounds.

And Then Everyone Eats Again

Meals together and unstructured downtime let attendees be vulnerable — critical for marriage retreats, pastoral planning, and executive alignment. Nobody has to gather everyone up and get them to a restaurant just to eat together. No commute, no traffic jam, no half the day burned.

Custom lunch spreads family-style at the grand dining table, curated boxed lunches for the Focus Workshop, or an al fresco lunch on the garden patio. Our garden-to-table kitchen crafts restorative meals to fuel your day.

Then the Day Lets Go

Decompression is not the reward at the end of the work. It is where the work keeps happening, in a form nobody has to schedule.

True strategic breakthroughs rarely happen staring at a whiteboard; they happen when the brain is relaxing. Conversations around the Fire Pit Oasis or over a family-style dinner are where the day’s lessons get synthesized and real trust is built.

Outdoor Living Rooms

As twilight falls, unwind at the Firepit Oasis to share stories beneath the starlit sky. Settle into a relaxing swing, completely unhurried, surrounded by the ambient light of the flickering fire.

It's also incredibly fun for everyone when the artisanal s'mores board comes out, offering a wonderful chance to mingle and meet new people. It is a magical, sensory experience where you can enjoy a warm beverage, watch the chickens and ducks put themselves to bed, and quietly keep a look out for gentle white-tailed deer roaming peacefully through the grounds as night falls.

Roaming Wildlife

Experience the wonder of the natural world up close. Visitors frequently witness the graceful movement of white-tailed deer right up to the surrounding decks at dusk and dawn.

Fresh orchard apples are always in steady supply across our grounds.

The Serenity of Your Own Door

Retire to your private suite engineered around our Curated Comfort Sleep System — plush pillow-top mattresses, dual-zone climate controls, blackout drapery, and high-thread-count linens for deep, uninterrupted recovery.

The property features a distinct West Side Quiet Zone, a structurally shielded wing dedicated entirely to absolute, uninterrupted rest, isolated from the daily hum of the main house. Central air, ceiling fans, and each suite with dedicated laundry room use.

Then morning, and the aromas from the kitchen, and the group is back at one table before the first session.

And the whole time, the Backstage Crew is working in the background — so the quiet stays quiet.

Good Shepherds: Our Animals & Our Encore Family

Our deep love of nature and animals is woven into the very fabric of The Grayson. We share this property with our chickens, rabbits, dogs, and cats, who all play a role in grounding us and bringing life to the grounds. For us, raising our "Encore family" here is about teaching and living with deep responsibility. It is about taking care of the land, respecting the wildlife that passes through, and striving every day to be good shepherds of the environment and the creatures that call it home.

Harmony, Sustainability & Community

Our property operates on a mindful, zero-waste philosophy. Kitchen scraps feed our chickens and rabbits, compostable coffee pods enrich our soil, and single-use plastics have been eliminated in favor of elegant, refillable amenities. We exclusively use fragrance-free laundry products, organic cleaners, and adhere to strict recycling practices.

Outside, we work directly with nature. We utilize compost, maintain dedicated mason bee houses, plant native flower mixes for hummingbirds, and intentionally allow dandelions to bloom freely to nourish bees early in the season. The gardens are maintained using efficient root-drip irrigation. We believe in sharing our abundance, regularly donating our fresh produce and pasture-raised eggs to local food banks to support the healthy community that has supported us.

We extended this mindfulness to our Ambient Firepit Oasis. We intentionally chose a propane system to provide a quick, relaxing ambiance where you can make s'mores and stargaze, without the fire danger or smoke pollution — keeping our pristine environment and mountain air completely clear.

We Set the Venue, You Set the Tone

We provide the perfect, distraction-free environment to gather, but exactly how you use it is up to you — we set the venue, and you set the tone. We regularly serve as the premier basecamp for Woodinville and Snohomish VIP wedding blocks, Stevens Pass ski basecamps, Evergreen State Fairgrounds events, and Remlinger Farm concerts. Additionally, we facilitate highly productive team offsites and midweek buyouts for tech teams utilizing our detached Focus Workshop.

Built from the ground up after a 25-year career in healthcare to offer guests a place to exhale and recharge.

Heroes & Saints Recognition Perk

As the daughter of a Vietnam Veteran and a police officer, deep respect shapes our hospitality. We offer a 10% Preferred Rate for active-duty military, veterans, first responders, healthcare professionals, and educators.

Harmony & Zero-Waste Stewardship

Kitchen scraps feed our chickens and rabbits, compostable coffee pods enrich our soil, and refillable amenities replace single-use plastics. We utilize tankless water systems and root-drip irrigation.

None of the best conversations were on the agenda. They happened over the charcuterie board, on the walk back from the workshop, and around the fire after everyone stopped performing — because nobody had anywhere else to be.

Before you arrive

The Grayson Etiquette

To ensure a pristine and immersive experience for all guests, we ask that you observe our estate etiquette during your stay.

A Restorative Basecamp

The Grayson is dedicated to providing a tranquil, clear-minded environment for our guests to stay, learn, and play. To support this wellness-focused atmosphere, The Grayson does not serve alcohol. Guests are welcome to bring their own adult beverages — a bottle of wine at dinner, a beer out at the Oasis — the idea is simply to keep things relaxed, never intoxicated or disruptive to the atmosphere.

Designated Smoking Areas

Smoking and vaping are welcome in our designated outdoor smoking areas. We ask that you carry a small water container to fully extinguish cigarettes — we’re deeply mindful of fire safety and the environment.

Cell Phone Courtesy

When wandering the estate or within the halls of The Grayson, we ask that guests refrain from taking voice calls. To preserve the immersive and peaceful atmosphere for all attendees, please politely step outside — there is plenty of seating on the decks or in one of our picturesque gardens offering privacy for your phone call — or retreat to your suite.

Honored Quiet Hours

Deep decompression is a core part of our retreats. We strictly adhere to quiet hours from 10 PM to 7 AM to ensure every guest wakes up refreshed and ready for their day’s immersion.

Our promise: by maintaining these boundaries, we guarantee a pristine, focused, and completely peaceful environment for your stay.

Tell us how many suites you need — or ask about a full estate buyout, including future dates if your first choice is taken.
