Everything you need under one roof. Simply bring your suitcase; we provide everything else. The location is tranquil and remote enough to feel completely off the grid and still be only a short commute to Seattle or Eastside nearby corporate offices located in Redmond, Woodinville, and Bellevue.

Privacy Note: We value your trust. We do not sell your information. Your data is used exclusively for managing your stay.

Privacy & Secure Access

• Private Sanctuary: Every sleeping room has a locking door and a room key.

• Secure Entry: The main entrance door is locked at 11 pm. Guests who return after hours are provided a door code for the main entrance.

Basics of House Rules

• Move-in: After 4:00 PM

• Move-out: At 11:00 AM

• Early/Late Options: Early Check-in ($75) and Late Check-out ($75) available to ensure we can give housekeeping a bonus.

• Parties/Events: No.

• Children: Suitable for children - YES.

• Smoking: Allowed in designated Outdoor areas only. Indoor smoking will result in a fine of $1,500 and termination of the rental agreement with no refund.

• Parking: Off-Street Parking is provided. Grayson is not responsible for any damages or theft.

• Noise: Quiet time is 11 PM - 7 AM. Includes Loud TV / Music. Wireless listening devices may be offered if problems continue.​

Common Areas

The kitchen is Open; please clean up after yourself. Ample Storage for Dry Goods & Refrigeration for all Renters.

• Facilities: Organic Garden, Rabbit/Chicken Areas, Picnic area, Dog Yard off-leash area, Living room(s), Den, Laundry room (free to use with some limitations), Porches, Decks, and Outdoor Fire Pit Oasis.

• Bathrooms: Stocked with towels; guests provide their own toiletries. Bathroom Storage Basket system used.

• Phone: Free Local and Long Distance. NO international calls. No telemarketing.

• Packages: Grayson can accept packages as a convenience, but is not responsible for content.

• Mini-Office: Available with a scheduled time near the kitchen.

Pet Policy & Liability

Grayson is not responsible for your or anyone else's Pet. Please keep attended and safe.

• On-site Pets: Indoor Dogs & Cats live on site. If pets do not interact well, we ask for a coordinated effort to rotate pets safely in and out of the building.

• Non-Refundable Pet Fees:

  • Short-term Stay (Under 28 Days): $75

  • Extended Stays (28+ Days): One-time move-in fee of $150 per animal + $150 a month Pet rent.

• Pet Rules: Must have a credit card on file, be house-trained (or wear a disposable diaper), socialized, flea-free, and vaccinated. Nuisance barking and furniture scratching are not tolerated. Must pick up after Doggie; cat box cleaned daily.

Pet Concierge Service

Pet Concierge Service: For guests who want to explore the PNW or attend events in Seattle without the worry, we offer a dedicated Pet Concierge service at $21 per day. This includes personalized care, supervised outdoor time in our off-leash areas, and specialized attention for your companion, ensuring they enjoy their vacation as much as you do.

Extended Stay Monthly Rates

• Minimum Stay: 1 month.

• Agreement: Month-to-Month Rental Agreement. Sole discretion of property management to renew or extend the agreement. Photo ID Required.

• Departure: Early Departure does not constitute a refund. Subleasing is not allowed.

• Flexible Extensions: RENTAL IS MONTH TO MONTH BUT WE OFFER FLEXIBLE EXTENSIONS WHEN YOU ARE NOT SURE OF YOUR MOVE-OUT DATE.​​

  • Extending Daily: Day rate published on the rates page Plus 33%

• Extending 1-week: Rent Plus 15% to Rent Weekly

• Extending 2-weeks: Rent plus 10% to Rent Bi-Monthly

• Departure: Early Departure does not constitute a refund. Subleasing is not allowed.

Fees & Payments

• Late Fees: All Rents are Due and Paid 1 Day before the New Monthly agreement. A late fee of $50 a day for past due rent.

• Payments: May Pay Via Personal Check if paying 10 or more days in advance ($50). We accept Third-Party Payment, Employer Direct/Accounts, and Insurance Direct Payment.

The Grayson Right of Substitution

If the room you have reserved becomes unavailable, we reserve the right to Substitute one room for another of equal value, allowing you to keep your reservation uninterrupted. We hope you were not inconvenienced. We toss in a complimentary Charcuterie Board to help with the change of plans.
